Decide What Stays Before the First Cut

Clearing is fast and permanent, and a mature tree that took decades to grow takes a minute to lose. Walk the parcel first and flag what stays with tape a machine operator can see from a distance: the shade tree by the future patio, the windbreak row, the oak in the corner. Mark the ones you are unsure about too, and decide on those before anyone starts. Trees you keep need a protected zone around them, since driving equipment over the root area compacts the soil and does damage that shows up years later.

Property Lines Decide Half of the Job

The fence is not proof of the boundary, and plenty of fences sit feet off the true line. As a general rule, a tree belongs to whoever owns the ground its trunk stands on, even when most of the canopy hangs over the neighbor. Cutting a tree that turns out to be on the other side of the line is an expensive mistake, not a misunderstanding. Find the survey pins, or get a survey, before anything comes down along a boundary. Volume, Not Acres, Sets the Work

A cleared parcel produces far more material than it looks like it will, because standing growth is mostly air and felled growth is mostly pile. Where that material goes is the real cost driver: chipped on site and spread, hauled out by the load, or stacked in one corner. Chipping cuts loose brush down to a fraction of its volume and turns it into mulch you can use. Logs are their own problem, since rounds are heavy and need a machine or a lot of hands. Sorting as you go beats building one giant mixed pile, which someone has to take apart later. Full haul away and cleanup is the version where nothing is left behind.

Clearing a Lot Leaves Stumps Unless You Ask Otherwise

Bare ground with stumps in it is not buildable ground, and it is not mowable ground either. A cleared lot that still has stumps has trip hazards, buried wood that will rot and settle, and obstacles for anything you drive across it. If the plan is a building pad, a fence, or clean ground, the stumps have to come out, and that is a separate line of work under stump grinding. Say what the ground is for and the scope gets clear. Ground clearing work is also where old buried debris, wire and concrete turn up, so expect a few surprises under the brush.
